The most important things for a homeowner to do while choosing a contractor are as follows:
• Interview companies until you find someone you feel comfortable with.
• Get the contractor’s supplier list and call those suppliers to check to see that they pay for materials in a timely manner.

• Choose a local contractor. How is an out-of-state company going be able to serve you or honor their warranty?
• Check with the BBB over the phone or website. The BBB tracks complaints in a fair manner.

• Ask the contractor if the profit in the job is sufficient to do a quality job, with quality materials, and quality workmanship, without cutting corners.
• Ask if the contractor can show proof of insurance.
In the event of weather damage…
Hire the company of choice and let them work with you and your insurance company through the insurance process.
Colorado law clearly allows homeowner’s sole choice of their own contractor, and clearly prohibits the insurance companies from having an active part in that choice whether directly or indirectly.
Getting three bids, and submitting them into the insurance company often hurts homeowners by limiting the amount the insurance company is willing to pay, and can limit homeowners to only the contractors who give the lowest bids.
Possible supplements to insurance claims...
• Permit costs are added to the claim upon final invoicing as long as the contractor includes a copy of the city municipality invoice for the permit.
• Corrections to the claim affecting Job Scope, such as math errors, omitted items, CODE upgrade issues must all be PRE-APPROVED by the insurance company, prior to work starting. These are supplemented for via fax, phone or email sent from the contractor to the insurance.
The insurance companies will not pay for these without pre-approving the amount prior to beginning the job. Sometimes the supplement process takes several steps, digital photos, product spec sheets, copies of code requirements, faxes, and phone calls.
• Multiple shingle layers - since it is generally understood that counting the pre-existing number of shingle layers is difficult, the insurance companies allow us to photograph unclaimed layers while work is in process, and email those images in for supplement. This is pretty common as flashing can hide layers, and some homes have different numbers of layers on certain parts of the roof. As long as we can show the true number in photos, the insurance companies will allow for additional funds for the removal of those layers. The manufactures' specifications and most city code requirements require those layers be torn off.
• Overhead and Profit: Colorado law states that in certain claims, the insurance companies are required to pay 10% overhead and 10% profit for General Contracting. Generally we only bill for items which are additional to roof and gutters like windows, paint, siding, HVAC, etc...
We always get insurance approval prior to work start, but sometimes insurance companies will not approve overhead and profit until completion, and the submittal of invoices.
• Final invoicing - The insurance company will only pay for the amount they approved during the supplement process. We are very careful that our BALANCE DUE matches the final amount that the insurance company has already approved.
I think a common misunderstanding is that some contractors over bill the insurance. BUT, the insurance companies only pay the amount that they have approved ahead of time (except multiple shingle layer tear off).

Things to Consider When Selecting A Contractor
Are they local? Dealing with out-of-town companies could result in having a warranty not worth the paper it was written on. Make sure that you only deal with Colorado residents and be cautious of companies that represent themselves as national organizations, as these are often storm-chasing companies that only stay in town until a larger storm happens somewhere else.
Are they insured? General liability insurance is not carried by everyone who claims to have it, so always ask to see proof of the policy and look for evidence of workman’s compensation. A company without the proper coverage could put the property owner at risk.
Are they licensed? Most areas require a licensed contractor to provide a building permit for roofing work. Never allow a contractor to do a job "under the radar" as the job could be shut down by a building inspector and corners are often cut during the job without that accountability.
How detailed is their estimate? Anyone who is worth contracting to perform work should know the details of the installation and the products inside and out. A company that does not provide a descriptive quote and informative presentation is prone to taking shortcuts or missing key details that could cause a subpar installation.
Are they a member of the Better Business Bureau? A company with multiple complaints or one who is not a member at all does not demonstrate the best reputation. Just as references are a positive indication of past performance, negative feedback from others is an indicator of what one can expect of a future experience.
Are they certified? Manufacturers allow only their certified installers to offer the best warranties. They also have their own standards and requirements, which can help a consumer discern which company is a qualified contractor.
Are they reliable? Prompt, reliable service should not be too much to ask for. If a company is unable to keep their appointments or does not have availability to meet at the property, perhaps an estimate from another company is in order. Professional and respectful treatment should be mandatory from anyone worth dealing with.
Are they willing to provide upgrades? There is usually room for improvement from the original installation. A company should be willing and able to discuss available upgrades instead of presuming that the bare-bones version will be sufficient. Be sure to get educated on current options and product details before making a commitment.
